Roof:  built up metal deck with TPO single-ply membrane surface

Ceiling Heights:  range from 28'-42'; grocery/dry – 33'-37' clear; perishable/cooler – 31'4" clear; freezer – 42' clear (dock 25' clear in freezer; 28' in perishable/cooler)

 

Utilities

Power supplied by CenterPoint Energy, three-pad mounted transformers on site; various switchgear panels throughout the facility provide 480/277 volt three-phase, four-wire service with amperage capacity ranging from 1,200 up to 2,000 amps; total of 11,600 amps; three Kohler backup generators in place (200 Kw); gas powered infrared space heaters in dry space; water and sewer supplied by City of Houston; gas supplied by CenterPoint Energy

 

Lighting

T-5 fluorescent lighting (all equipped with motion detectors)

Fiber optics provided by AT&T

 

Refrigerated/Freezer Space

Freezer Space:  approximately 91,825 sq. ft. maintains a temperature of  -5° (ice cream -10°), three anhydrous ammonia screw compressors

Cooler/Perishable Space:  119,500 sq. ft. maintained temperatures of 34° to 54°, one anhydrous ammonia screw compressor and five anhydrous ammonia reciprocating compressors; Refrigeration controls are Stellar, replaced in February 2017

Sprinkler System

100% sprinklered ESFR/wet/dry system with 300,000 gallon water tank on site for backup

 

Ventilation

54 roof top fans and wall mounted louvers are located through dry storage area; BAF's throughout dry area

Approximately 15,600 sq. ft. of two-story, fully air-conditioned office space featuring drop acoustical tile ceiling; carpeted flooring and various conference rooms

Floor drains in three of the vaults in perishable/cooler area

Union Pacific rail line is adjacent to the property with the possibility to extend a rail spur to the site

 

Truck Loading

102 – dock doors equipped with levelers (30,000 lb capacity) and seals and three ramp doors:

  • 53 – 8' x 9' grocery/dry space with an additional ramp door
  • 26 – 8'x 9' with an additional ramp door in the perishable/cooler space
  • 9 – asset recovery with an additional ramp door
  • 14 – 9' x 9' dock doors in freezer space

Truck Court/Trailer Staging

Approximately 30 truck trailer staging spaces and 190 trailer staging spaces

 

Security

Facility is secured with 74 interior and exterior cameras and is monitored via a central security station; off-site monitoring is with Stanley convergent security and the on-site security is S.O.S. security  (may be removed)

Location

Northwest Houston corridor in the Aberdeen Business Park, with easy access to US Highway 290 and minutes from Sam Houston Tollway 8, Interstate 10, Route 6, FM 1960, Loop 99, Interstate 610 and I-45, I-69  and 249.  It is also only 20 miles northwest of the Central Business District.  It is approximately 30 miles from the Bush Intercontinental Airport and 38 miles from Hobby Airport.  The Port of Houston is approximately 32 miles.
