Rob Gemerchak is Director of Binswanger’s National Capital Markets team, having rejoined the firm in 2026. He previously spent 15 years at Binswanger as a Vice President, where he led one of the nation’s top industrial and office net lease investment teams.

In his current role, Rob oversees highly specialized capital markets strategies that are seamlessly integrated with local market expertise. This synchronized approach between user sales and capital markets teams is designed to deliver optimal outcomes for property dispositions. He also supports local market activities by providing property value assessments and market intelligence across all transaction structures, including leases, sales, and acquisitions.

Rob brings more than 30 years of commercial investment experience, with deep expertise in sale-leasebacks, portfolio transactions, and single-tenant net lease industrial and office investments nationwide. Throughout his career, he has represented institutional, corporate, and private equity clients, offering in-depth net lease market insight and strategic guidance.

Prior to rejoining Binswanger, Rob served as Vice President in Northmarq Capital’s National Commercial Investment division, where he completed numerous high-profile transactions ranging from investment-grade property sales to single-tenant net lease portfolios and complex sale-leaseback transactions. He was a Director at Stan Johnson Company prior to their acquisition by Northmarq.

Rob holds a bachelor’s degree from Duke University and a master’s degree from Boston University. He is a member of the Society of Industrial and Office Realtors (SIOR), has earned the Certified Commercial Investment Member (CCIM) designation, and has been recognized annually by CoStar Group. He is licensed as a real estate broker in Ohio and Michigan.
